When you finish, LiDAR Room Scanner creates a 2D floor plan and a parametric 3D model (USDZ) within a few seconds.

Which iPhones and iPads can run LiDAR Room Scanner?
LiDAR Room Scanner runs on any iPhone or iPad with iOS 18 or iPadOS 18 or later. Room scanning needs Apple's LiDAR sensor: iPhone 12 Pro or Pro Max and every newer Pro model, or iPad Pro (2020) and newer. Object Capture needs the same iPhone models or iPad Pro (2021) and newer. Building Studio, the floor plan editor and your scan library work on every supported device.
What file formats can I export?
Room scans export as USDZ, which opens in AR Quick Look and in 3D tools that read USD, and as raw RoomPlan JSON. Floor plans export as DXF for CAD tools such as AutoCAD, as PDF and SVG for print and the web, as PNG images and as CSV measurement tables. Object Capture models export as textured USDZ.
Does scanning happen on-device or in the cloud?
Everything runs on your device with Apple's ARKit and RoomPlan. Your scans stay on your iPhone or iPad unless you share or export them, and no internet connection is required to scan.
How accurate are iPhone LiDAR scans?
iPhone LiDAR captures room geometry to within a few centimeters under good conditions, which is accurate enough for floor plans, furniture layout, real estate listings and as-built documentation. Even lighting and a slow, steady pace give the best results.
What is the difference between LiDAR scanning and Object Capture?
Room scanning with RoomPlan captures walls, doors, windows and furniture as editable parametric geometry and is made for rooms. Object Capture guides you through a series of photos around a single object and reconstructs a detailed, textured 3D model from them. LiDAR Room Scanner includes both.
Can real estate agents create an exposé with the app?
Yes. Scans can be grouped into a property with address, status, client and energy certificate, with rooms sorted by floor. The app calculates the living area per room and in total, according to WoFlV, Austrian or Swiss rules, ANSI Z765 or as a simple sum, and creates a multi-page exposé PDF with floor plans, room photos, a 3D view and your logo and contact details. Previewing the exposé is free; sharing it requires Pro.
